BACKGROUND: Tim started his career in 1973 as a multi-line adjuster with Royal Globe Insurance Company in Kansas City. He joined Crawford & Company there in 1975 and was promoted to Property General Adjuster in 1980. In 1981 he was transferred to the Western Regional Office in San Francisco, CA as Supervising General Adjuster. In 1987 he was transferred to the Home Office in Atlanta serving as a Property Training Specialist, Assistant Vice President for Property Services and later as Executive General Adjuster.  In early 1994 he joined Newsam Harp Inc. in St. Louis, MO as Executive General Adjuster and Regional Property Manager.  He resigned from that position in January 2005 to establish Keary Claim Services.  Tim retired from the U.S. Army Reserve as a Lieutenant Colonel in 1994.

EXPERIENCE: Tim has handled major losses to mercantile, governmental, service and wholesale occupancies. He has extensive experience with Business Interruption in all types of enterprise including manufacturing. Tim is conversant in commercial valuation issues in Broad Evidence and Fair Market Value jurisdictions.  Most recently, Tim’s work has focused on litigated claims involving construction defects and mold in school districts and hotels.  He has testified as an expert witness on loss estimating and adjusting practice.  Tim has extensive catastrophe experience handling and supervising wind, hail and flood losses in the Midwest and California as well as commercial loss supervision in the Northridge and Loma Prieta Earthquakes and Hurricanes Andrew, Opal and Floyd.

PRESENTATIONS & ASSOCIATIONS: Tim has served as a panelist at the PLRB Loss Managers Conference thirteen times since 1990. The topics included Concurrent Causation, Policy Coverage, Computer Losses and Using the Internet to Investigate Property Losses.  He served as a panelist on Property Estimating Techniques and later on Claims Training at the 1985 and 1987 CPCU National Claims Seminars in Boston and Philadelphia.  He has spoken on Earthquake Adjusting at the 1989 CPCU Society's International Earthquake Symposium in Honolulu and later during the opening session of the 2000 ACE Convention in St. Louis. He also moderated CPCU Society Claims workshops in San Francisco and Atlanta on the CP series of Commercial Property forms and presented a segment at the 2007 NAMIC Claim Conference in Orlando.  Tim is a chapter author of the Insurance Institute of America's text, "Property Loss Adjusting." He has served on the Advisory Board of the National Forum for Property Loss Professionals since 1988 and has been member of LIPA, Leading International Property Adjusters, for the past 14 years.
